How to be a good landlord - Clients value client value, says North East estate agent

North East landlords are learning that success comes from offering value above that of their competitors. Ashley Young, of Welcome Homes, explains how to stand out from the crowd

Regardless of the new economy, there is no excuse not to be mindful and appreciative of those around us, especially our customers and clients. The same can be said regarding the relationship between landlord and tenant.

Over the past 12 months we have seen a shift from tenants willing to move into standard or sub-standard properties to a much more high quality finish type of home. They are looking for VALUE.

Certainly, in the more affluent areas of the North East interior finishes and features such as double glazing, internet access, wall-mounted flat screen TVs and clean, fresh-looking rooms are now needed to be offered more as standard and not as an addition and it is these value properties which are flying off the shelf.

An example of this is a property which we rented out recently where, because of the higher finish (true value), the rental was agreed at 13 per cent above what the rental valuation was. There were actually other clients waiting to rent out this home.

Now, you may be asking how can we pay for this higher quality finish? but the truth is there is so little additional cost to this which I know you would recoup by having your property constantly rented out at a true value rental instead of sitting empty for a month or more. If you want better results, the first vital step is to stop following the crowd.

I can assure you the landlords who offer more benefits and value to their tenants will reap the rewards, because they are delighted that their property is occupied and their tenant is delighted because they have a lovely home to come back to after a hard day at the office or university.

Just to be clear on this, to greatly enhance your chances of renting out your home you should be offering true value. Until you truly value what you have to offer how can you expect your tenants to value what you have to offer?

To me, this whole new economy screams VALUE. At Welcome Homes we are no different. On many occasions I have carried out viewings at say 6pm then find myself still with the same client at 9pm in my office just chatting about what they want and how I can add benefit and value to their lives.
